For more than 15 years, eScreenLogic has provided superior environmental consulting services to commercial real estate and banking communities by putting client interests first.
All-Appropriate Inquiry (AAI) Compliant Assessment
In an environmental site assessment (ESA), eScreenLogic’s environmental professionals examine real estate property for evidence of environmental contamination. In Phase I assessments, examination is limited to visual inspection, though suspicions of contamination may prompt more detailed testing for contamination of elements such as soil, air, ground and surface water, and manmade structures.
Our environmental professionals look for evidence of contamination from sources such as leaking storage tanks, chemical spills, dumping, and construction materials. Substances that we look for evidence of include petroleum products, lead, and asbestos.
However, physical examination of the property and adjoining properties is only part of the process. Our experts pore over historical records, conduct governmental and proprietary database searches, examine aerial photographs and topographical maps, and review any other available sources of information about the property.
In the United States, ESAs of real estate properties are required in a number of situations, including:
- When property is purchased or sold
- Buyouts and changes in ownership
- When a lender considers providing a loan for real estate
- Changes in permitting
- When mandated by a regulatory agency
In addition, there are many situations when an ESA is advisable, such as when a property is being evaluated for purchase, or simply when an owner wishes to know more about the current state of their property.
Our Phase 1 ESAs meet all SBA requirements and EPA All-Appropriate Inquiry (AAI) standards and practices, and are conducted in accordance with ASTM E1527-13. If your Phase I ESA is prompted due to a lower tier evaluation, or if the Phase I ESA results in the need for more thorough examination by our experts, the cost of the lower tier evaluation will be credited towards the higher tier service. You never pay twice for our services.
